When you list your property for lease with 504 Realty, you can rest assured that your property is in good hands as we will work hard to get your property rented as soon as possible by vetted tenants who will promise to take care of your property as if it were their own.
Here is the process that we follow when we list your property for lease:
- Retrieve all of the needed property information to successfully list your property for lease.
- Prepare all of the documentation that is needed list your property for lease.
- Take pictures of your property for lease to include in the lease listing.
- Add a lockbox to your property so that it can be shown to prospective tenants by thier licensed real estate agents.
- Add your property to the Multiple Listing Service (MLS) so that it is seen on Zillow, RedFin, Realtor.com, and dozens of other IDX websites.
- Add a "For Rent" sign in front of your property for lease (if possible).
- Advertise your property for rent on 504Realty.com and push additional traffic to your listing via additional marketing strategies like SEO, PPC, and SEM.
- Coordinate all calls, texts, and emails from potential tenants and licensed real estate agents who are interested in your proeprty for lease.
- Show and/or arrange showings with licensed real estate agents when there are potential tenants who want to see your property for lease.
Before any lease is signed, we require rental applications for every adult tenant who plans on occupying your property. This rental application will allow us to do background checks to verify employment, verify income, check credit history, check recent criminal history, and check the recent rental history of every adult tenant. We then pass this information to you as the landlord to either approve or deny their rental application based solely on this information.
Once we have tenants who have been approved by you, we will then follow this process to finalize the leasing process:
- Draw up and execute a lease agreement between you and your new tenants.
- Provide copies of all fully executed paperwork to all parties as soon as possible.
- Collect the first month's rent from your new tenants (30% goes to 504 Realty your agent / 30% goes to lessee's agent / remaining 40% goes to you).
- Collect the security deposit from your new tenants (100% of this security deposit is to be held by either you or your property manager and returned to your tenants within 30 days after lease's end date minus any damages beyond normal wear and tear if applicable).
- Remove all lease advertisements from the property including lockboxes, signs, listing on the MLS, and all online advertisements.
- Provide your new tenants with their keys and give them move-in instructions.
- Provide your new tenants with you or your property manager's contact information going forward.
